Types
of Inspections Performed:

All utilities must be turned ON for
a complete inspection.
Our home inspection
services are performed for buyers in the following situations:
- Pre-owned
homes-homes that are currently or previously lived in. This
can include townhomes. Refer to the Inspected Areas tab for a
complete list of the home's many inspected components.
- Final
Inspection of New Construction-The home should be at the finished
stage which would mean generally that appliances, sod, and carpet
are installed. Has the builder installed your electrical, plumbing,
mechancial, roof structure, etc. properly? Would you know? The
builder wants to close your home, period......Most builders want
to build a quality home however are normally under such a tight
time frame that items may be overlooked both intentionally or
unintentionally. If items that are not readily visible, other
than paint or obvious damage, are not installed properly the builder
is more than likely not going to create more work for themselves
by pointing them out. It human nature. The superintendant is normally
carrying 10, 15, or more other homes so cannot devote the kind
of attention we would devote to locate construction errors. Do
you, as a homeowner, want to take time off of work, to be home
so the builder can correct problems that shoud have been corrected
when the home was built? Of course not! We will often come back
to do a reinspection during your builder walk thru to insure that
your builder REALLY did make the necessary repairs outlined in
our report. You would be very surprised at the inspections we
have done where the builder thought they made the repair or claimed
they made the repair but doing the reinspection had not.
- New Construction
Phased Inspections consisting of 4 inspections: a pre-pour,
pour, framing, and as mentioned above the final inspection. Pre-foundation
pour. The pre-pour inspection verifies that the formwork, plumbing
grounds, rebar, polywrap, etc. are installed properly. A must
inspection to ensure the pre-pour inspection repairs were made,
the formwork is still without damage,
- Foundation
pouring inspection- The inspector will be on site to monitor
that the concrete is poured properly, including monitoring the
formwork for stability, verify delivery of proper psi amount,
amount of time concrete in transit, and to quality control for
any other damage done by pouring.
- Framing
(pre-drywall) inspection- This inspection will check for proper
fireblocking, flashing, anchor bolts, wiring protection, vapor
barrier, joist hangars, let in's, door headers, studs, sole plates,
sealing, siding, notching, installed mechanical, roof, and roof
structure. In addition, are the smoke alarms installed in the
right areas? Are the outlets installed to the right distances
at each room of the home? Once the drywall is installed most of
these items will be covered up so it is important that these areas
be inspected for quality assurance and peace of mind.
- 1 Year
Builder Warranty-this inspection insures that home defects
not corrected during construction are documented and presented
to the builder before the new home warranty expires. Oftentimes,
once a home has been occupied the AC will need to be balanced
due to the furniture, soil settlement has caused movement in the
home, and other homeowner concerns that have arisen only after
occupying the home can be investigated.
- We can also
arrange inspections for wood destroying insects, pools, and septic/wells.
The components
of your home inspection are outlined below. With all of these areas
to check you can see why it will take us some time to properly inspect
your home. The inspection will involve taking many notes and photos
regarding issues with any of the below items.

Inspection Services
We can arrange for other types of inspection services to be performed.
These can include: wood destroying insects (termite), Pool, and
Septic/ Water Well inspections. Note: these additional inspections
are not included in the home inspection fee and will be performed
by outside companies that are in no way affiliated with RW Home
Inspections. Payment for these services will be done directly with
the outside company. RW Home Inspections receives no financial reward
or finders fee from these third party companies.
Pricing:
Our inspection
fee pricing is based on a number of factors. Since every home is
unique in it's own way, we prefer to speak with you directly for
an accurate quote. We want to be perfectly clear with our prospective
clients when we say this. Our pricing generally is slightly higher
than the average inspection company. If you are looking for the
cheapest inspection you have come to the wrong place. If you are
looking for a thorough, exhaustive inspection that typically is
30-35% longer than other inspection companies, then you have come
to the right place. We promise to dedicate all the time that is
needed for each home we inspect. We perform a maximum of two inspections
a day in order to keep this promise. For Example, We recently spent
7.5 hours inspecting a 5 year old 3800 square foot home from a well
known & respected Houston area builder.
Be careful upon
hiring an inspector. Many inspectors do not have the time for your
home if some unforeseen issues were discovered. If there are 3 or
4 inspections scheduled for that day the inspector can only spend
2 to 2 1/2 hours at any given home. The other inspections could
each be 30 minutes drive time apart which would complete a 9-10
hour day. It is difficult to estimate how long an inspection will
last simply because each home is maintained differently. If the
inspector finds a number of issues that are lengthening out the
inspection then a problem arises. Does the inspector cut corners
to end the inspection at the allotted time? Would you as a buyer
even know if the inspector cut corners or not? The high volume inspector
does not want to make the next client wait because your home is
taking longer than anticipated. It is important to ask these questions.

don't you want the inspection company that will take all the time
necessary to inspect your home? That company is RW Home Inspections.

Payment:
Payment is
due upon completion of the inspection and prior to delivery of the
report to the client. Acceptable forms of payment include cash or
check. For out of town clients or those that cannot be present for
the inspection, payment can be arranged in advance through PayPal.
